RATES are dependent on Season, length of stay, weekday or weekend. Please request an all inclusive quote for your desired dates! Check our calendar at the top of our main page for future availability of our three cottages.
RESERVATIONS
Minimum three-night reservation. Rates do not include 12% Florida Sales/Tourist tax and $75 cleaning fee. Weekly rates available! EMAIL us if you are interested in an available gap between reservations, we may be able to accommodate you.
DEPOSITS
25% payment due with reservation. Balance due 30-days prior to arrival.
CANCELLATION POLICY
If you need to cancel 60 days prior to your arrival date we will return your deposit, less a $30 booking fee. Deposits from cancellation notice given within 30 days or less of arrival date will not be refunded. Hurricane Storm Policy: No refunds will be given unless the National Weather Service orders mandatory evacuation with a Tropical Storm / Hurricane Warning, for our area.
CHECK-IN / CHECK-OUT
We welcome your arrival at 4 p.m. or later. Check-out is at 10 a.m. Later check-out (noon) or early check-in may be available upon request - however please note that on same day check-in/check-outs that will not be possible.
We offer self-check in and check-out using door codes for our electronic lock or keypads - you will be sent your code via our email booking confirmation.
PETS
All pets must be vaccinated and flea treated! No exceptions!
We are pet friendly! This includes a $75 pet fee (2 pets max), to help cover the extra cleaning and sanitizing required. All cottages have private secure backyard areas. Please clean up after your pet, doggie bags are provided, No pets should be left unattended, and please don’t let your pet dig in our yards ;)
Great news! Dogs are now allowed on the beach (4th Street South to the north end of Robert P. Murkshe Park- 16th street south) from 6 a.m.-10 a.m. and 5 p.m.-7 p.m. during standard time and ends at 9 p.m. during daylight savings time. Cocoa Beach laws enforce that all dogs must be kept on a leash and all waste must be picked up.

MAXIMUM OCCUPANCY
Cottages are equipped to sleep up to 4 guests.
MINIMUM AGE OF RENTER: 25 years
SMOKING: All cottages are smoke-free.
TV AND WIFI
All cottages come equipped with multiple TV’s, Wifi, Roku and free Netflix.
CHARCOAL GRILLS: Each cottage has a park-style charcoal grill, Hammock and Chimnea fire pit
ON-SITE CARETAKERS
You are likely to meet our on-site caretakers, Randy and Annette in the apartment labeled "Office", cottage #235. They're here to help, please let them know if you have any issues. Please feel free to contact Debra as well for any problems or suggestions regarding the area.
MAINTENANCE
Every effort is made to keep our property and equipment in good working order. Please notify on-site caretakers or Debra as soon as possible if there is a problem.
HOUSEKEEPING
All cottages are furnished with bed linens, towels, kitchen amenities, bath amenities, and beach essentials. They also include a "starter pack" of dishwasher liquid, laundry pods, paper towels, toilet paper, and Keurig coffee.
• Long-term guests: If you would like to request housekeeping service during your stay, please let us know.
PARKING
Each cottage has ONE designated on-site parking spot labeled with cottage number. First come, first serve free street parking if available is located directly in front of the cottages.
GROCERY DELIVERY
If you would like groceries delivered to your cottage prior to your arrival, please notify Debra and we will send our local Coastal Produce Meat market/Deli list to make your selections. Preview Grocery list HERE. * Pricing availability of items subject to change
